<h1><strong>Land Acquisition Specialist </strong></h1><h1><strong>Schaeffer Homes</strong> -<em> Princeton, NJ</em><br></h1><p><br></p><p><strong>Job Type:</strong> Full-time W-2</p><h4><br></h4><h4><strong>About the Role</strong></h4><p>As a <strong>Land Acquisition Specialist</strong>, you'll be responsible for finding and acquiring buildable lots for new residential homes across New Jersey. You will work closely with the Land, Sales, and Construction teams to identify opportunities, negotiate land purchase agreements, and ensure timely property acquisitions.</p><h4><br></h4><h4><strong>Key Responsibilities</strong></h4><ul><li>Identify and pursue land opportunities for residential development.</li><li>Build and maintain relationships with brokers, landowners, developers, and municipal officials.</li><li>Negotiate offers and contracts for land acquisition.</li><li>Coordinate with permitting and zoning departments.</li><li>Attend municipal meetings and community events.</li><li>Document all activities in CRM (HubSpot) and BuilderTrend systems.</li></ul><h4><strong>Qualifications</strong></h4><ul><li>2+ years in real estate, land acquisition, or construction-related fields.</li><li>Active real estate license or ability to obtain.</li><li>Strong communication, negotiation, and organizational skills.</li><li>Knowledge of zoning, land development, and permitting processes.</li><li>Ability to work independently and travel within New Jersey.</li></ul><h4><strong>Compensation:</strong></h4><ul><li>This full-time position offers a base salary with competitive commission-based incentives based on successful land listings and sales with earning potential to be about $80K-$120K+/yr</li></ul><h4><strong>Equal Opportunity Employer</strong></h4><p>Schaeffer Homes is an Equal Opportunity Employer.
