Residential Land Acquisition Representative

Position Overview 

Schaeffer Homes is hiring a Residential Land Acquisition Representative to support our continued growth throughout Delaware. This position is responsible for sourcing residential lot opportunities, evaluating land availability, and assisting in the purchase process for future homebuilding projects. The ideal candidate is proactive, relationship-driven, and experienced in identifying development opportunities within local markets.

Primary Duties 

• Research and identify vacant land and lot opportunities for residential construction 
• Establish relationships with property owners, brokers, developers, and local officials 
• Present and negotiate purchase proposals for targeted parcels 
• Review zoning, permitting, and municipal requirements related to potential acquisitions 
• Collaborate with internal construction and operations teams regarding lot feasibility 
• Participate in township, zoning, and planning meetings when necessary 
• Track acquisition progress and outreach efforts using company CRM systems 

Required Qualifications 

• Minimum 2 years of experience in real estate, land development, homebuilding, or related industry 
• Real estate license preferred or willingness to obtain licensure 
• Understanding of zoning regulations and land entitlement processes 
• Strong interpersonal and negotiation skills 
• Self-motivated with the ability to manage field and office responsibilities independently 
• Must be able to travel throughout the state of Delaware as needed 

Compensation & Benefits 

• Base salary plus performance-based commission opportunities 
• Expected annual earnings range: $80,000-$120,000+ depending on production 
• Full-time employee benefits available 

Work Schedule  

• Monday through Friday 
• Additional evening attendance at municipal meetings may occasionally be required
